A Pre-listing Home Inspection
A pre-listing home inspection can help you prepare for a smoother sales transaction by helping to disclose items and set the proper sales prices based on the true condition of the home.

Homeowners thinking of selling their homes in the near future should contact a professional home inspector before listing the property with a Realtor.
Usually, home inspections are not done until a buyer has made an offer to the seller. If an inspector finds plumbing leaks or a faulty roof, however, a buyer may back away from the purchase. Therefore, home inspectors are recommending "pre-listing inspections" to help ensure a smoother transaction.
Even problems that may seem small can
be significant and decrease the home’s value. Examples are leaky toilets, stuck windows, broken tiles, or lack of building permits for additions. 

 

 

Larger defects such as a faulty electrical system, moisture-damaged wood, or roofs that need to be repaired or replaced will definitely be found by a home inspector and will cause the home’s price to drop if not repaired. 
A pre-listing home inspection gives
potential sellers information on needed repairs before putting their homes on the market. If the homeowner decides not to repair the faulty items and decides to disclose these conditions, the home’s selling price can be adjusted accordingly. 
No matter what defects a home
inspector finds in a pre-listing or post-listing inspection, it is ultimately the seller’s decision whether or not to make repairs. A prelisting home inspection gives sellers the advantage of knowing what may affect the selling price before listing their property.

FEE REFUND POLICY. Alban’s full inspection fee refund policy has helped numerous homebuyers when the transaction did not close. However, there are limitations, which earlier versions of our corporate home inspection brochure did not address. We will refund the home inspection fee (not environ- mental testing fees) or perform the next inspection free if the sales price is below $300,000 and there is a bona fide residential purchase agreement.
WELL WATER TESTING. Basic well water testing includes e-coli, coliform, nitrites and nitrates. Loans guaranteed by FHA and VA on properties with wells require, in addition to the four categories described above, lead, iron, turbidity, pH and chlorine testing. These tests take over a week to digest, so order water testing early in the 30- day pre- settlement time frame.
SEPTIC SYSTEM TESTING. Alban performs a dye test when a septic system test is ordered. The inspector then returns to the property two days after dye is introduced into the system to check for failure. A more exhaustive inspection protocol, including pumping the septic tank and visually inspecting the baffles, is available. Buyer’s agents should be aware of this test. It is more expensive than a dye test but provides buyers more information.
